How it Works:
Upon receiving a reservation request, an automated email is sent to the client, prompting them to verify their identity and submit information for a criminal background check.
The email includes a link to our screening tool, TransUnion SmartMove.
Clients are required to provide their full legal name, previous addresses, social security number, and date of birth.
Once the process is completed, the comprehensive report is sent to AN Homes, where our compliance team reviews the results and makes a decision based on our screening policy.
Screening Procedure:
For bookings made through any third-party platform, every guest is required to pass a background check, sign a rental agreement, complete a questionnaire, and provide identification.
We meticulously vet our guests using this information and reserve the right to cancel any reservation that raises concerns within our system.
Our screening policy prohibits guests with severe criminal convictions or sex offenses, such as murder, terrorism, sexual assault, assault, battery, and child abuse. We check the OFAC list, public criminal records, and sex offender registries at the state and national levels. For lesser charges, we consider the severity, date, and type of offense.
After passing our screening process, clients must sign a legally binding rental agreement, which includes your community standards, for the duration of their stay. The agreement is validated with timestamps and the clients' IP addresses.
To maintain property safety, proper occupancy, and appropriate noise levels, we maintain a security protocol that includes noise monitoring, smart locks, and cameras.
